What this covers

## Patios across Cambridgeshire, Bedfordshire & Northamptonshire
A patio is the part of a garden that gets used most and forgiven least. It is where the table goes, where the back door opens onto, and the surface people stand on in bare feet in summer and walk across in the wet in winter. Getting it right is as much about setting out, covering size, position, levels and the relationship to the house and the lawn, as it is about the slab you choose.

PaveCreate lays patios in porcelain, Indian sandstone and a range of slabs, set out to suit the house and the way the garden is actually used. As with every job we carry out, the groundwork is included: excavation, sub-base, edgings and drainage, then all the waste taken away and a clean-up at the end.

It suits homeowners replacing a cracked or sunken patio, extending a space that was never big enough for a table and chairs, levelling a sloping area into a usable terrace, or laying a proper surface outside new bifold doors.

### When homeowners call us
Slabs that rock, lift, crack or have sunk at one corner
- A patio too small for a table and chairs to sit on comfortably
- Green, slippery surfaces that need scrubbing every spring
- A sloping area that needs levelling into a usable terrace
- New doors opening onto grass, gravel or bare ground
- Water running toward the house instead of away from it

What happens if it is left

## The cost of leaving it another season
Left alone, a failing patio moves from an eyesore to a safety and damp problem, usually in that order.

### Damp at the back of the house
A patio that has settled toward the building, or been built up too high, sends rainwater at the wall instead of away from it. Fixing damp internally costs far more than laying the patio correctly would have.

### Rocking and cracked slabs
A slab that moves underfoot has lost its bed. Water gets underneath, the void grows, and neighbouring slabs start to go the same way.

### Slips in the wet
Algae builds up where water lingers, and a patio that never dries out becomes genuinely slippery in winter, worst at the step or threshold, where people are least expecting it.

### Weeds and open joints
Once jointing fails, weeds root into the gaps, hold water, and lever the slabs apart from below.

### Common mistakes we get called out to fix

- |Laying slabs on sand or spot-bedding them on blobs of mortar instead of a full bed
- |Building the patio up above the damp-proof course to avoid a step
- |Setting the surface dead level, so there is nowhere for water to go
- |Choosing a slab on appearance alone, without considering how it behaves wet
- |Skipping the sub-base under a patio because it will only ever carry furniture

What you get

## What a PaveCreate job actually gives you

### Set out before it is laid
Size, position and levels worked out against the house, the doors and how you want to use the space, not just a rectangle of slabs dropped on the nearest flat bit.

### Falls that take water away
The surface is laid to fall away from the building, with drainage formed as part of the work.

### A proper base under every slab
Excavation, compacted sub-base and edgings included as standard, which is what stops slabs rocking a year later.

### One price with the waste included
Materials, groundwork, drainage, the patio itself and removal of every bit of waste, finishing with a full clean-up.

### Nothing to pay until you are happy
No deposit, no staged payments. You settle up once the patio is finished and you are happy with it.

### Guaranteed for five years
A 5-year workmanship guarantee covering everything but fair wear and tear, direct from us.

In detail

## Materials, methods and the options open to you

### Porcelain paving
Dense, low-porosity slabs with a consistent colour and a sharp, modern edge. Because porcelain absorbs very little water it resists staining and stays clean with little more than washing down, and textured finishes hold grip when wet. It is cut to size on site and needs a full mortar bed and the right primer to bond properly, the detail that separates a porcelain patio that lasts from one that lifts.

### Indian sandstone
A natural stone with genuine variation in tone across every pack, which is why it sits so comfortably against older brick and rendered houses. Riven, hand-cut and sawn finishes all read differently; laying from several packs at once keeps the colour mix even rather than leaving patches of one shade.

### Concrete and reconstituted slabs
Manufactured slabs in a wide range of sizes, colours and textures, including stone-effect finishes. Uniform sizing makes for a very regular, predictable layout and a straightforward job on larger areas.

### Layouts, patterns and edges
The way a patio is set out changes how big the garden feels. Single-size slabs laid in a running bond read calm and modern; mixed-size patterns suit traditional gardens; laying the long edge across a narrow garden widens it visually. Borders, step details, and the junction with lawn, wall or fence all get decided at the setting-out stage.

- Single-size and mixed-size layouts
- Borders and contrasting edge courses
- Steps and split levels on sloping gardens
- Clean junctions to lawn, beds, walls and fencing

### How the patio is built
The area is excavated to depth and the spoil taken away, a sub-base is laid and compacted, and falls are set so water runs clear of the house. Slabs are laid on a full bed rather than dabs, edges are restrained, and the joints are filled once the bed has set. It is the same sequence every time, and the reason a patio still sits flat years later.

### Patios and the rest of the garden
A patio rarely stands alone. Most jobs run into new lawn, natural turf or artificial grass, sleeper edging, a low garden wall, decking or a new fence line, and it is far cheaper and neater to have that done in the same visit than to come back and cut into finished work.

Common questions

## Patios: questions we get asked
How much does a new patio cost?It depends on the area, the paving you choose and what has to be dug out first, so the price comes from a free site visit. The quote includes materials, groundwork, drainage, laying and removal of all waste.

Do you need a deposit for a patio? No. There is no deposit and no payment until the patio is finished and you are happy with it. We buy the materials ourselves up front. They simply stay ours until the job is paid for, which is what lets us ask nothing of you until the work is finished.

Porcelain or Indian sandstone: which should I choose?Porcelain gives a sharp, uniform, easy-clean finish; sandstone gives natural variation that suits older houses. Martin will show you how each looks against your own brickwork before you decide.

Will a new patio stop water running toward the house?Falls and drainage are set as part of the job so surface water is taken away from the building rather than held against it.

Can you lay a patio over the existing one?We dig out the old surface rather than build over it. Laying on top raises levels, hides whatever failed underneath, and is the reason a lot of patios have to be done twice.

Is the patio guaranteed?Yes, a 5-year workmanship guarantee on all work carried out, covering everything but fair wear and tear.

Can you build steps or split levels on a sloping garden?Yes. Steps, retaining walls and split-level terraces are part of the same job, along with the brickwork or sleepers that hold them.

Which areas do you lay patios in?St Neots, Bedford, Sawtry, Huntingdon, Wellingborough, Cambridge, Rushden, Sandy and Northampton, plus the surrounding towns and villages.
